What to Expect: Hardwood Refinishing Process & Timeline

A typical full refinish is a multi-day project. Exact length depends on square footage, stairs, whether you stain, the finish system, and indoor humidity for dry times. Screen & recoat jobs are often shorter. We confirm a start-to-walk-on plan before work begins.

Before we arrive

  • Clear rooms: furniture, rugs, wall art that could be affected by vibration or dust
  • Discuss humidity and HVAC plans (Northeast winters can be dry; summers humid—finish performance cares)
  • Condo / HOA checklist: quiet hours, certificate of insurance requests, elevator padding, parking for equipment—confirm with your building early
  • Decide pet and child plans for noisy sanding days and odor-sensitive finish days
  • Walk the floors together: repairs, transitions, and “do not sand” zones

Sanding day

Expect loud equipment, sealed doorways, and dust-control measures. Corners and edges are detailed by hand or specialty tools. Dust-controlled sanding reduces—but does not erase—dust. Floors will look raw and unfinished until stain and/or finish goes down.

Stain day (if staining)

Stain is applied after sanding and cleaning, then needs adequate dry time before finish coats. Color samples on your wood matter—photos of other homes are not a guarantee. Stay out of rooms until cleared.

Finish coats & cure

Multiple clear coats build protection. “Dry to light foot traffic” is not the same as “fully cured for rugs and heavy furniture.” Water-based systems often allow faster recoat intervals; oil-modified products may need longer windows. Follow the product-specific guidance we provide for your job—generic internet timelines can mislead.

Stay-home vs temporary relocation

Stay home can work if you can live in untreated rooms, tolerate noise/odor, and respect wet-floor boundaries. Short relocation (or sending pets out) is often easier for full-home jobs or strong odor sensitivity. Neither choice is “wrong”—match it to your household. This is comfort planning, not a medical or legal directive.

Aftercare basics

  • Follow the light-foot and furniture-return schedule we leave with you
  • Use felt pads; avoid wet mopping until cleared
  • Add rugs only after full cure guidance
  • Maintain humidity in a reasonable indoor range for hardwood

Frequently asked questions

Can we walk on floors between coats?

Only when coats are ready for light traffic—and usually in socks, not shoes. Walking too early leaves marks in the finish.

What about pets?

Keep pets off work zones until finish is safe for paws. Plan boarding or a sealed safe room. Mention pets on your quote form.

Odor / ventilation?

Finish odor varies by product. Ask for water-based options if odor is a top concern; still ventilate as directed. Sensitive individuals may prefer to be out during coating days.
